How to Read and Understand Roofing Estimates

Homeowners will usually see one of these 4 types of roofing estimates:

  1. Estimate looks like an Insurance Claim.
    The roofer is probably using Xactimate software (also used by Insurance companies). Xactimate line items estimate may look confusing to the homeowner. It is highly detailed - it lists all quantities, measurements, unit costs, total costs for every line item, etc...

  2. Line Items Estimate.
    All the same details as above, but usually in an easier to understand format (for the homeowner). Lists prices and totals for each Line Item.

  3. Lump Sum Estimate.
    Still lists all the Line Items as above (at least it should), but without Line Items prices.

  4. Will Replace the Roof and Accessories Estimate - then just price - it's all good.
    Very shady business practice by the roofing company as it does not specify the scope of work and all the line items. I personally would never work with any roofer who starts off by giving me this type of an estimate (it basically implies a probable bad faith in their future work). But if you insist on talking to that roofer more - ask to give you the Line Items Estimate above with all the Line Items and all the prices for each Line Item.


Items on Estimate:
  • Field Shingles - largest part of estimate - what covers the main roof slopes - in Squares (10 feet by 10 feet area).
  • Ridge and Hip Shingles - in LF
  • Starter Shingles - in LF - at eaves and gable ends.
  • Underlayments - black felt, synthetic - in Squares. Often more squares for shingles than for Underlayment because shingles have more waste factor.
  • Ice and Water Shield - in SF
  • Drip Edge - eaves and gable ends - in LF - you never want to reuse old Drip edge
  • Valley Flashing - not every house has it - in LF - metal or membrane -
  • Intake Ventilation - often existing is sufficient.
  • Exhaust Vents - box vents (plastic or metal), turbine vents, ridge vent in LF
  • Pipe Jacks - at the base of PVC pipes - metal or metal and silicone - one pipe jack for each pipe - never reuse old pipe jacks.
  • Wall Flashing - in LF. Often at roof to wall connection - a good practice to replace when possible.
  • High Roof Charge or Steel Roof Charge - in Squares
